2024 Redistricting
The engineering department is responsible for reviewing all project plans prior to the start of construction activities. Prior to the start of construction, the developer or design professional will submit a pre-development application to include any drawings and a detailed scope of work to be performed. The pre-development application will be given to engineering department, inspections department, planning department, Anniston Water Works and Sewer Board, and the Anniston Fire Department (application will be returned NLT five days after submission). During this time the departments will populate the document with information such as zoning, parking requirements, whether or not an as built survey will be needed, if the project is in a flood zone, etc. The document will also detail which sheets will need to be included in the set of plans submitted for review by the city such as topographic survey, grading plan, drainage calculations, life safety plan, foundation plan, etc. The designer/design professional will then be given a copy of pre-development application for his/her records to begin creation of the plan set. Three sets of plans are typically required for submission to distribute to the review team. The city staff will review the documents within five working days and provide either comments or approval.
